Warehouse Row in Old City Philadelphia

Rarely, in Center City Philadelphia do I get to introduce a new neighborhood, a new street, or a new block to potential buyers.  I mean, who I am? But recently I was lucky enough to stumble onto a block in a fabulous location that up until a few years ago was littered with shells, rundown apartment buildings, and crappy looking warehouse loft buildings.

I am talking about the area I am coining….Warehouses Row in Old City.
It’s located on Front Street between Market and Arch in Old City. You know it:  the big warehouse shells that edge up to I-95…when you approach Arch Street, you can only turn left.

Well, if that isn’t the new up and coming area of downtown Philadelphia! Some developer bought 20-30 N. Front Street and is installing some 60 plus or minus Philadelphia condos. The plans look really nice, and the space is exceptional. Most of those old, huge warehouse buildings are wide and have great ceiling height.

Then you have 32-34 N. Front Street where Dominic and Martin have done 8 loft apartments. The façade is still crappy looking, but the units inside are really nice.

Next door, you have 36 N. Front, where two units (one was my condominium) in the building have been featured on two different HGTV shows. It’s a nice building whose façade looks gorgeous and proud.

Then 38-44 N. Front is currently being rehabbed into 31 high end luxury Philadelphia loft units and is known as the The Winne Building. Little cobblestone Cuthbert Street divides The Winne from a few buildings.  Then you have River Church condos at 50-56 N. Front Street which are 31 freshly rehabbed units.

Lastly you have 100 Arch Street which sits on the corner, and two units in that building are being rehabbed here in mid-2007. Around the corner, of course, you have 108 Arch Street as well as Smythe Stores across the street. An impressive lineup of Pre-War architecture loft styled downtown Center City loft buildings. Almost all are 2006-2008 rehab projects.

I like the livability of this area of Old City, and certainly I appreciate the boutique shopping the neighborhood offers, as well as the convenient proximity to I-95 and the Vine Street expressway. N. Front Street offers a great quality of life experience, and the facades belonging to the old warehouses which line this block deserve nothing less than the title “Warehouse Row” in Old City Philadelphia.
