Attention: Uneducated Potential Buyers
If you attend a new construction Open House without me, I can not then give you my “take” on the strengths and/or weaknesses of that building. I can’t. The Policy of any given new construction high rise condominium in Philadelphia will specifically state that unless I accompany you on your first visit, I am NOT allowed to be your agent for that building.
Perhaps you think you are going to get a well-rounded story of the building from that Philadelphia condo developer’s sales staff? Will they tell you the true story on how many units are sold, or will they be making that number up? Will they tell you which units are selling well, and which are not? I kinda’ doubt it. I am not suggesting they will outright lie to you (though they might…I have heard fake sales numbers many times), but to get an even-keeled story on the strengths and weaknesses of any given building, I am going to suggest you need a buyer’s agent (that would be me).

AND YOU DON’T PAY MY COMMISSION….THE SELLER DOES, EVEN THOUGH I WORK FOR YOU, AND IN YOUR BEST INTEREST. That is how real estate in Pennsylvania works. So give me a call next time you plan on coming in to town to visit a sales office. Having sold condos in almost every new building in Philadelphia, I hope to be able to dish the dirt on what I believe to be true about any given building here in Center City Philadelphia.
