15 Buildings- 15 Updates

The Hopkinson House at 604 S. Washington Sq.
Doing their annual Habitat for Humanity clean out as well as providing a truck on-site to shred documents for owners. Also the apron work around the front entrance appears to be completed.
WaterFront Square at 901 N. Penn St.
New front entrance (really nice looking water feature) is almost complete as is the new redesigned dog park. New manager for Reef Building as well as new front door staff.
444 N. 4th St.
This lofty styled condo building between Spring Garden and Callowhill has 4 recent pending sales as well as another 12 settlements and has brought new life to the loft building. Recent developer upgrades to each unit would most likely be the culprit behind the great sales of late.
The Philadelphian at 2401 Pennsylvania Ave.
 Terrace upgrades are in the works!  The owners have chosen clear glass panels and there will not be a special assessment to pay for this project.  The work is expected to begin in early summer of this year. Just terrific!
The “NEW” National Condos (?) 
Who knows what to call the condos on the east side of N. 2nd (between Elfreth’s Alley and Arch). I am told by a fairly reliable source that the parcel was purchased by the developer of WaterFront Sq. No idea what is to become of this. 10 years ago it was to be high end loft condos. That never happened….
One Riverside Condos at 210 S. 25th St
 I hear the condos are flying off the shelves. There is very little competition for this segment in terms of location and pricing for new buildings- anywhere in Center City. One Riverside is a fantastic location in 19103 zip and views are going to be some of the best in town.
Sales are going very well…37 sold and 2 under deposit out of 55. Now can offer tours of the building and show individual residences with the 10′ ceilings, 8′ doors, trim and cabinets installed. Projected delivery in the fall so buyers can now protect their interest rate till their settlement…and that fee paid by seller.
The Murano-at 2101 Market St.
With just 3 units still on the market (developer owned)- I would expect to see values jump in the short run as almost all similar buildings see a jump in resale value after the developer is gone. Don’t ask why. I think I am a big brain and I can’t explain this phenomenon. Also- The first floor commercial space has a new tenant- some kind of financial/banking tenant which adds some liveliness to the ground level entrance which is nice.
The Dorchester at 226 W. Rittenhouse Sq
 Work continues on the heating/cooling risers as well as progress on the repairs to the garage under the building. Upgrades to the bike room look to be completed shortly – Most major projects now completed or nearly completed.
The Rittenhouse Hotel at 210 W. Rittenhouse Sq.
 Sales of the raw space on the 19th floor (two settled and one still available)
are encouraging as are recent sale prices in the building. I have always thought the building was a bit undervalued  but prices here are escalating as they should. Top notch in my book. This would be my destination if my other half said we could move. We can’t.
Rivers Edge Condos at 2301 Cherry St.
All common windows and inside apartment windows(bedrooms) have been replaced at the condos expense. They’re still replacing the sliding patio doors but have completed quite a few and are done at the owners request and expense. The outside front entrance is about to have new pavers and plantings. Also they are working on water damage from the courtyard level. Assessments continue through 2018…then look for a HUGE spike in resale values.
Academy House Condominiums at 1420 Locust St.
Front entrance/lobby has been torn out and a new lobby is in the works. Replacing the overabundance of green marble that had existed since the 1980’s. Sales in the building are hot as only “one bedroom” condos are available in the entire building of over 500 units. And of the one beds for sale (seven total)- FIVE are under contract and only two left for sale. Huge.
Ten Rittenhouse Condos at 130 S. 18th St.
A larger unit just sold at over $1000 a sq ft. No surprise- building is stunning and there really is no inventory in town. Oh, and that unit didn’t even face the square. The gold standard for this segment.
Low Rise/Brownstone Styled Condos in 19107
Aka- Near Jefferson Hospital. Always hot in the spring market and this year is no exception. Currently there are 22 such units “UNDER CONTRACT” and awaiting settlement. Prices have escalated and inventory shrinking. The surprise in this segment is the “DOM” clock (days-on-market) is much shorter in 2015 than I have seen in the past.
The Ritz Carlton at 1414 S. Penn Sq.
Without a doubt, the hottest selling building in town. And deservedly so.
With the completion of Dillworth Plaza, the views facing north are really stunning and worth seeing if you have yet to view. Also pretty nice resale values for previously owned units… appreciating nicely!

Divide up your Old City Loft Space….but keep the light!

By adding another bedroom area, and still keeping the light coming into your living room, you could quickly and easily add value.

An Insider’s Look Into The Center City Condo Activity

We hear all kinds of national news stories about the country’s current real estate market. Below is a simple breakdown of the number of showings that have taken place at Prudential Fox and Roach’s Center City Philadelphia Listings over the past 9 months. The figures are broken down by price ranges. There does not appear to be a lack of folks looking to buy and as usual, very early spring seems to produce the most Center City Condo buyers with traffic slowing mid-summer as many people leave for vacations.

Sh*tty Philadelphia Condo Buildings

…Have Sh*tty Resale Prices- If they sell at all.

 
Come on, you would have to be from the moon to believe all condo buildings here in Center City are created equal in terms of
demand, cache, and resale ability (in terms of price and “days on market”). There are some buildings in downtown Philly that just really suck, in terms of their investment value. And there are a handful of buildings that basically cannot resale at all.
 
Some of the signs to be aware of-
 
1) A lot of units on the market, and very few sold in the past 12 months
2) A high number of REO’s/Foreclosures/Short Sales
3) A low owner-occupancy ratio in the building
4) Poorly managed exterior and common area condition
 
Unless you are buying a short sale or a foreclosure in the building, or are in the mood to just piss your money away, I would suggest we talk prior to you buying in certain buildings.. Some Center City condominium buildings aren’t worth a look, much less an offer.

The First to Flinch, loses

I am at a standoff between a buyer and a seller on a particular condo in Center City.

This is routine. What makes this an interesting case is that after 5 days of initial offer presentation, the seller is at (say) $815k, after some price reductions, and negotiating…and the buyer is stuck at $810k, after a few counter offers.

So who is going to budge?

If I pester the other agent to hammer his or her buyer to take my seller’s offer of $815k…does that not show a sign of weakness?  I think it does. It is a game of chicken at this point, and the first party to flinch, or show weakness in the negotiating process by being too impatient, may well indeed be the loser and may have to cave to make up the $5,000 difference in this case.
 
I am advising my seller to sit tight, and put on their best poker face.
 
We will see….stay tuned.

Five best selling new construction condo buildings in Center City

1) Locust Point

2) 815 Arch St

3) Naval Square

4) York Square

5) The National at Old City

Based upon the fact that these buildings are sold out, (or in the case of Naval Square which continues to add new buildings as demand dictates), I would suggest that these five Philly condo buildings have fared the best in Center City since the onslaught of new construction in Philadelphia started taking shape. There are also a handful of buildings that have just a few remaining units left- Ayer, Symphony House, and Western Union Building to name a few. And of course, there are buildings here in Center City in which a small fraction of sales have happened, even after a four to five year marketing period. We won’t mention those pieces here.

Top 3 Snarky answers to the question: Do I have to pay condo fees?

1) Why no…the elevator runs on magic pixie dust…it doesn’t need electricity to operate.

2) Of course not…the doorman here works for free.

3) Not in this building….the hallways, windows, and lobby magically clean themselves.

 …it is a miracle of course, but that is how things happen at this Philadelphia Condominium.
 
If there are common elements (the definition of a condo) then they have to be maintained by the members of the condo association. If your condo makes up say 2% of the building, then you are responsible for 2% of the cost to run the building. Plain and simple! 🙂

Times Have Changed

Giant Soaking Tubs, Formal Dining Rooms, and Bidets…All left Center City a while ago.

Real Estate advertising in the late 1980’s in Center City went like this:
Secure condo with wall to wall plush sculptured carpeting,  Corian counter-tops, and mirrored closet doors north of Society Hill.  Whirlpool bath soaking tub (Maroon color), bidet, and formal dining room.  Just FABULOUS!  Asking $199,000
 
Today’s Center City Condo Real Estate Ads read:
Stainless and Granite kitchen, tumbled marble back-splash, Walk-in Shower, Open Liv/Din room combo- Fab Loft style in Old City With Exposed brick, Sub-Zero and Viking appliances- $599,000

Personally, I don’t remember the “good ol’ days” in many Philadelphia condominiums. A whole lot of them were builder grade crap. Buyers are certainly expecting more these days in terms of interior improvements, and sometimes the best applicable adage is that of Condition, Condition, Condition.

Geez, that Condominium Building Sucks something Awful

So here’s the scoop – The developer took a run down apartment building, added Granite and Stainless, and refinished the cabs of the elevators, and said “See…New Philly Condos“!

Well…. what about the heating, electric, plumbing, roof, exterior brick, heating systems, central air, exhaust stacks, risers, fire alarms and suppression systems,not to mention the exterior pointing, caulking, window frames, elevator structure and mechanical, and the cockroach problem?
 
Not all rehabs are created equal. Some really suck. Are you going to be the dope who gets fooled by a pretty face? I hope not. Some condo buildings have an inferior set of systems- be it mechanical, financial, or just unchecked age.
 
Look before you leap. Ask me questions about any Philadelphia Condo.  Ask me if I would live in that building you have your eye on. I promise to not hold back.
