When I pretend that I have won the Powerball Pennsylvania lottery, I often think of what condominium in Philadelphia I would purchase. Well, I have made my decision…

The condominiums known as Ten Rittenhouse is now offering the 3rd, 4th, and 5th floor of the former Rittenhouse Club residence, listed in the Philadelphia Registry of Historic Places, which sits directly on the park. Oh, and parking.

I have lived on the square for a number of years (in the lovely prewar 1900 Rittenhouse Square) and really liked living in the area. And who wouldn’t LOVE a newly constructed 5000 square feet condominium directly overlooking this lovely park? I would.

Adding Faux Painted Exposed Brick To your Philadelphia Condominium

Adding faux painted exposed brick to a living room can be easy, quick, inexpensive, and add quite a punch to any living area….especially a somewhat boring room where some wall texture gets immediately noticed. Wall texture adds depth, and can change how light “works” in any given room. And heaven knows that a lot of Philadelphia condos could use a tad more emotional punch!

I once bought a condo that had a 5’ by 7’ chunk taken out of an exposed brick wall. I simply filled empty chunk with cinder block, applied a thin wire lathe, then semi-wet mortar mix, and scarred it to make it appear to be exposed brick. I then painted the entire wall a really cool taupe color, and you could never tell that it was faux Painted brick…and it Looked Stunning!

I should have done the wall in a medium grey color. My friend once did that to his Old City condo, to a few exposed brick columns, and I thought I was going to die. It was gorgeous!

So the moral of this blog entry is…don’t worry if your Rittenhouse Square condominium, or any condo in Philadelphia lacks a bit of charm and historic detail. There is more than one way to skin a cat, and add detail is indeed possible as you go about improving your Center City loft or Society Hill condo. Have fun, and be creative!

Looking to scare away a few buyers for your next Philadelphia condominium sale? Why not try these decorating tips featured here?

 

 

 

 

 

 

And don’t worry for a second, if you have a vacant, or a cluttered condo in Philadelphia to sell. If you real goal is to simply list your condo, but not get an offer, than listen up! Nothing drives away a buyer like a poor showing ability. Could you imagine your realtor in Philadelphia showing you a condo like these in a prestigious Rittenhouse Square condominium building? Neither could I. And if you are considering selling your Old City loft, or Fitler Square condo, then you should consider making it show as well as it possibly can. Nothing says “run” like a poor showing ability.

Buying a condo in Philadelphia need not be a scary thing. Unless of course, you are looking for an ugly, say, Rittenhouse Square condominium that smell like dog pee, and is priced well. All Nosey Neighbors are Welcome to visit my Center City Open Houses

To all the Philadelphia Open House Junkies: You are indeed welcome to visit my open house. I don’t care. Really…the more the merrier. And I promise not to hound you, ask for your name, your number, you place of birth, etc etc. I will not call you the next day to “follow up’, and I will not stalk you, at some later date, to see if you want to sell your condo.

I sometimes get bored sitting waiting for the next potential buyer to walk in the door of any given open house, and fall madly in love (with the condo I am sitting).  So feel free to come over, sign in under a ficticious name (Yoko Ono?) and have a look around. Just a few things I ask of you:

1) If you see me talking to a “real buyer”, please do not interrupt

2) Excuse yourself from our little chat if you see other buyers come through the door. Remember, I am at work

3) Do not voice negative comments about the home in which you are visiting

And that is about it. I too love to visit open houses, always have, and always will I guess. Perhaps it is in the genes. Maybe I am just nosey, and I love to see how other people live. So if you are like me, you are welcome as a guest into my open house and I hope to see you knocking at the door to one my many new condos in Philadelphia that has just been listed!
